Peterborough First-Time Home Buyers: How the Ontario Land Transfer Tax Rebate Can Save You Up to $4,000

If you're getting ready to buy your first home in Peterborough, you've probably already been told to budget for your down payment. What a lot of first-time home buyers don't hear about until much later is land transfer tax, one of the biggest closing costs you'll pay when you buy a home in Ontario.

The good news? If you're a first-time home buyer, the Ontario government gives you a rebate of up to $4,000 to help cover it. Depending on your purchase price, that could wipe out your land transfer tax completely.

Here's what you need to know about the Ontario Land Transfer Tax rebate, who qualifies, and what it could look like on a home here in Peterborough.

What is land transfer tax?

Land transfer tax is a one-time provincial tax you pay when you buy a property in Ontario. It's calculated on the purchase price of your home and is due on closing day, when the property is officially transferred into your name.

The tax is calculated on a sliding scale, so you pay a different rate on each portion of the purchase price. For a typical home, the provincial rates are:

  • 0.5% on the first $55,000
  • 1.0% on the amount from $55,000 to $250,000
  • 1.5% on the amount from $250,000 to $400,000
  • 2.0% on the amount from $400,000 to $2,000,000
  • 2.5% on anything above $2,000,000 (for homes with one or two single-family residences)

It's not something you can roll into your mortgage, so it needs to be part of the cash you have ready for closing.

What is the Ontario Land Transfer Tax rebate?

To help first-time home buyers get into the market, Ontario offers a land transfer tax refund of up to $4,000. If your land transfer tax is $4,000 or less, the rebate covers all of it. If it's more than $4,000, the rebate takes $4,000 off and you pay the difference.

In practical terms, first-time home buyers pay no provincial land transfer tax on homes priced at $368,000 or less. Above that, you still save the full $4,000.

Good news for Peterborough buyers: no municipal land transfer tax

If you've been reading about buying a home in Toronto, you may have seen that buyers there pay two land transfer taxes: the provincial one and a separate municipal one. That second tax only applies inside the City of Toronto. When you buy a home in Peterborough, you pay the provincial land transfer tax only, which is one more reason Peterborough real estate can be a great fit for first-time home buyers.

What the rebate looks like on a Peterborough home

Here are two examples to give you a feel for the numbers. Your real estate lawyer will confirm your exact amount before closing.

Example 1: A $350,000 condo or starter home

  • Ontario land transfer tax: $3,725
  • First-time home buyer rebate: $3,725
  • You pay: $0

Example 2: A $600,000 family home

  • Ontario land transfer tax: $8,475
  • First-time home buyer rebate: $4,000
  • You pay: $4,475

That's $4,000 that can stay in your pocket for moving costs, furniture, or a little cushion after closing.

Who qualifies for the first-time home buyer rebate?

To be eligible for the Ontario Land Transfer Tax rebate, you must:

  • Be at least 18 years old
  • Never have owned a home, or an interest in a home, anywhere in the world
  • Have a spouse who has not owned a home anywhere in the world while they were your spouse
  • Move into the home as your principal residence within nine months of closing
  • Apply for the refund within 18 months of the date the property is transferred

The "anywhere in the world" part catches people off guard. If you owned a condo in another country years ago, or were on title to a family property, you may not qualify, so mention it early to your lawyer.

What if only one of you is a first-time buyer?

If you're buying with someone who has owned a home before, the rebate isn't automatically lost, but it may be reduced. The refund is based on the share of the home owned by the person who qualifies. For example, if a parent and a first-time buyer each own half the home, the first-time buyer can claim half of the maximum rebate.

The rules for spouses are a little different from the rules for friends, siblings, or parents buying together, so it's worth getting your lawyer's advice before you decide how you'll take title.

How do you claim the rebate?

For most buyers, this part is easy. Your real estate lawyer will usually claim the rebate for you when they register the transfer on closing, so the amount is simply taken off what you owe and you never have to pay it upfront.

If the rebate isn't claimed at closing, you can still apply directly to the Ontario Ministry of Finance within 18 months of the transfer.

A few tips for first-time home buyers in Peterborough

  • Let your lawyer know you're a first-time buyer right at the start so the rebate is included in your closing numbers.
  • Budget for your land transfer tax as part of your closing costs, along with legal fees, title insurance, and adjustments.
  • If your price range is close to $368,000, keep in mind that every dollar above it adds to your land transfer tax.
  • Ask about other first-time buyer programs too, like the First Home Savings Account (FHSA) and the RRSP Home Buyers' Plan, which can help with your down payment.
